Looming Shortage of Phoenix Houses
…especially under about $300,000 in price!
Listing/selling update as of July 26th (according to ARMLS, or Arizona Regional Multiple Listing Service):
- Active Listings (available for sale): 13,477 (approximately 1.8 months of inventory)
- In Escrow for closing of sale: 18,281
- Sold/closed in the last month: 7450
Among the homes available, over half the listings are under the $250, 000 price point.
- Active Listings priced $250,000 and less: 7339
- Active Listings between $250,000 and $500,000: 3653
- Active Listings $500,000 to $1,000,000: 1544
- Active listings $1,000,000 plus: 1020
Where are the sales happening? Below are the number of sales/closings occuring during the past month within the price ranges, and it becomes apparent that about 70% of buyers are looking for homes under the $250,000 price tag:
- Closed sale up to $250,000: 5780
- Closed sale between $250,000 and $500,000: 1366
- Closed sale between $500,000 and $1,000,000: 269
- Closed sale $1,000,000 plus: 78
- Active Listings priced between $251,000 and $500,000: 3587
