Canadian buyers seeking sunny winters and second home bargains swarmed the Phoenix Metro market during our housing bust.  The strong Canadian buying began fading away over a year ago as the bargains they were snapping up were no longer available as our values climbed.  The strength of the US dollar against the Canadian dollar has further dampened that demand.
