Phoenix Luxury home sales had strong summer
ASU’s Michael Orr reprises the Maricopa county market with June data, in which:
- As of July 1st, there were 11,178 Active listings (not yet under contract) in our MLS (Multiple Listing Service) for single family detached homes. As of this morning, there are 14,052 Active single family detached listings. However, only 2257 of these listings are priced at $150,000 or less, and that is where most of the demand is.
- Completed foreclosure sales were down 61% in June 2013, compared to June 2012
- Investor Flips were down 25% in June, compared to one year earlier
- The median single family home sales price climbed to $190,000, and the average square foot price climbed to $118.84
- Because financing options for the higher end of the market has improved, as well as general economic improvements, sales volume increased on par with that occurring in 2007
