The great and the not so great
Selling or buying a home in Metro Phoenix? What matters are the conditions of the market pertaining to your location and price range. Generally, if you are selling a home priced under $250,000, conditions are great. If you are buying in that price range – it could be competitive. Please note, again, distressed sales are down. This is because market forces have corrected so that the distressed property segment has almost vanished. Prices are up, so way fewer sellers will need to short sale or allow foreclosure.
For home sellers in higher price ranges: Most sales are occurring sub-$300,000, so you may have to be very realistic about listing price.
